We are a dedicated small organisation with 30 years experience in property, specialising in the City Bowl. As an example, four years ago we took over the management of a Tamboerskloof block, at a time when there were no financial reserves, the filing and records were in disarray and the block seriously in need of extensive repairs. Now, four years later, the Body Corporate is financially sound, levies are all up to date, the block has undergone a schedule of repairs, been repainted and a security system installed. All this has improved the value of the owners' units enormously.

  • Operation of necessary bank/savings/trust accounts.
  • Payment of monthly expenses of the building.
  • Arranging for the insurance of buildings and improvements that the Body Corporate may require.
  • Assistance in the processing of insurance claims on behalf of the Body Corporate in regard to the common property.
  • Assisting and advising the Board of Trustees on the enforcement of the rules adopted by the Body Corporate on specific instruction from the Body Corporate.
  • Assisting and advising the Board of Trustees on the maintenance of the common property.
  • The collection/receipt of levies and/or other income due to the Body Corporate as advised by the Trustees.
  • Arranging and attending the AGM of the Body Corporate and the taking of minutes thereof. Negotiation on behalf of the Body Corporate in respect of maintenance and capital improvements. Payment of wages of caretaker.
  • The filing and storage of the available minute books, attendance registers, the register of sectional bondholders, sectional plans, rules, house rules, insurance policies and all other permanent records of the Body Corporate. Preparing and dispatching notices as required by the Act and Schedule 1 Rules.
  • The recording and keeping of financial records regarding the income and expenditure of the Body Corporate.
  • Arranging the annual audit with the auditor of the Body Corporate.
  • The preparation of an annual estimate of income and expenditure for submission to the Board of Trustees and the Body Corporate for approval and determination of monthly levies.
  • Periodic review of the estimate of expenditure.
