We offer a choice of two levels of service

1: PROCUREMENT OF TENANT ONLY

Which includes:

  • Initial report on viewing of the property with suggested market rental attainable.
  • Marketing and showing of the property to find a suitable tenant.
  • Confirming the tenant's suitability by obtaining financial and personal work references.
  • Drawing up of Lease Document and ensuring correct signing and administration thereof.
  • Collection of deposit and first month's rental.
  • Lease extention & rental escalation re-negotiations
  • Holding of tenants deposit in our interest-accruing Trust account.
  • 8 % plus VAT on Lease value OR
  • One-half of one month's rental plus VAT whichever is the greater
  • 6 % Plus VAT on Extensions

Letting Services : Authority To Let Property - Placing of Tenant Only

Which includes:

  • Monthly rent collection
  • Arranging emergency repairs
  • An optional service of obtaining quotations and for implementation of certain improvements to the property which will attract a 10% handling fee.
  • Payment of rates or levies from rental (if required).
  • Direct payment into Lessor's bank a/c by computerised banking on or before 14th of each month (this gives us time to receive the rental, deposit and clear funds).
  • Computerised monthly statements.
  • Advising Lessor regarding appropriate legal action in respect of non-payment of rental or other Lessee default.
  • Lease renewal and rental escalation negotiations.
  • Holding of tenant's deposit in our interest-accruing Trust account.
  • Final inspection on termination of the Lease and effecting any necessary cleaning or repairs.
  • Reconciliation and refunding of security deposit.
  • 12 % plus Vat per month on leases of more than 1 year
