Services :

* Initial report on viewing of the property with suggested market rental attainable.
* Marketing and showing of the property to find a suitable tenant.
* Confirming the tenant's suitability by obtaining financial and work references, as well as using our computer link to National Credit Bureau.
* Drawing up of Lease Document and ensuring correct signing and administration e.g. Revenue Stamps, etc.
* Collection of deposit.
* Holding of tenants deposit in our interest-accruing Trust account
* Monthly rent collection.
* Arranging emergency repairs
* An optional service of obtaining quotations and for implementation of certain improvements to the property which will attract a 10% handling fee.
* Payment of rates or levies from rental (if required).
* Direct payment into Lessor's bank a/c by computerised banking on or before 14th of each month (this gives us time to receive the rental, deposit and clear cheques).
* Computerised monthly statements.
* Lease Renewal and Rental Escalation Negotiations
* Advising Lessor regarding appropriate legal action in respect of non-payment of rental or other Lessee default.
* Final inspection on termination of the Lease and effecting any necessary cleaning and minor repairs.
* Reconciliation and Refunding of Security Deposit

Please note that for FURNISHED PROPERTY, we will not be responsible for checking inventory at the premises unless by separate arrangement.

FEES
A monthly fee of 12% plus VAT will be deducted from rentals received and includes the following:

Procurement of Tenant Fee of 6% + VAT per month

PLUS

Administration fee of 6% + VAT per month
Notwithstanding the above, should the Lease be for a period of less than twelve (12) months, then the procurement fee payable will be equal to half of the monthly rental (plus VAT), divided over the period of the Lease, plus 6 % administration fee (plus VAT) per month.

It is acknowledged, that should I wish to terminate your services as my property Administrators, I shall give you 3 calendar months written notice of termination. Furthermore, should the Lease still be within a fixed term lease period, commission of 8% plus VAT on the rental for the remainder of the fixed term lease period, shall be due to you and be deducted from any monies owing to me. Alternatively this amount shall be payable on demand.

Should the tenants decide to terminate their tenancy at the expiry date of their Lease Agreement or during any extension, you will keep me advised and endeavor to find suitable tenants to re-occupy the property as soon as possible.

I hereby authorise my duly appointed Property Administrators, CiTi Homes, to effect urgent repairs and maintenance to the above property that have been deemed by CiTi Homes to be my responsibility, to a maximum cost of R2,500.00 per incident. You will advise me regarding any other repairs that are not urgent.

I understand you will look after my interests to the best of your ability although I acknowledge that I cannot hold your Company responsible for any unpaid rents or any costs or damage to the property that may be caused by the tenants.
